Bolton West is predominantly freehold single-detached — roughly 72% detached — with a secondary supply of freehold and condo townhomes and a small semi-detached component. Three and four-bedroom plans make up about 84% of the stock, and owner-occupancy runs near 85%.
The build era is genuinely mixed, which is unusual and worth understanding before you shop. The older north and central streets are 1970s through 1990s subdivisions; the western edge carries 2000s and 2010s product. Two houses a few streets apart can be twenty-five years apart in age, mechanical condition and layout — so comparable sales here need more care than in a single-vintage community.
The community is split by the CP rail line: industrial and commercial uses sit south of the tracks along the Coleraine Drive corridor, residential north of it.
Servicing is the point most buyers get wrong about Caledon. Because Bolton sits inside the Region of Peel's serviced urban settlement area, homes here are on municipal water and municipal sanitary sewer. It is the properties outside the settlement boundary, in Rural Caledon, that are on private well and septic — and that distinction changes financing, insurance, maintenance budget and resale.

Humberview Secondary School at 135 Kingsview Drive for the public board, and St. Michael Catholic Secondary School at 9130 Columbia Way for the Catholic board. Both are inside Bolton, so students are not bussed out of the community.
