Credit Valley is a 1,176-hectare community in southwest Brampton, bounded by Mississauga Road and the Credit River to the west, Steeles Avenue to the south, Chinguacousy Road to the east and Bovaird Drive to the north. Two-thirds of its homes were built between 2011 and 2016, and it is dominated by large detached houses — 68% single-detached, with 76% having four or more bedrooms.

David Suzuki SS opened in 2011 and runs French Immersion at grades 10–12 plus a Sports Specialist High Skills Major. St. Roch CSS opened in 2009 and operates as a Regional Centre for the Arts (dance, drama, instrumental music, media arts, vocal music). Credit Valley is one of Brampton's newest large residential districts. Census-derived data puts 66% of its dwellings in the 2011–2016 build window, with the broader build-out running roughly 2005 to 2020. In practical terms, most homes here are still on original roofs, furnaces and windows, or approaching a first replacement rather than a second.
The stock skews large and owner-occupied: 68% single-detached, 76% of homes with four or more bedrooms, and 92% owner-occupied, with 68% of households including children. That combination — new build, big floorplans, high ownership — is what separates Credit Valley from Brampton's 1990s subdivisions, where semis and three-bedroom plans dominate.
The Estates of Credit Ridge at Mississauga Road and Williams Parkway is the best-known sub-community, developed as a multi-builder project with Minto (50 single-family homes completed in 2011, ENERGY STAR for New Homes qualified) alongside Falconcrest Homes, Lakeview Homes and Cachet Developments. Springbrook is a separate tertiary plan area within the same secondary plan.
The defining physical feature is water. The Credit River valley, Springbrook Creek, ponds and forested natural lands run through the plan area, producing ravine frontages and trail-backing lots that are rare in newer Brampton subdivisions. Minto marketed Credit Ridge specifically on its creek and ravine system. Ravine inventory exists here — how much of it is on the market at any moment is a live-listing question, not a neighbourhood fact.

Brampton's Residential Rental Licensing programme went city-wide on January 1, 2026, covering rental properties with one to four units. Applications are free but require an online education module and proof of at least $2 million in liability insurance.
Operating without a licence carries escalating fines — $750 for a first offence, $1,250 for a second, $1,500 after that. Separately from licensing, a basement apartment must be a legally registered second unit meeting the Ontario Building Code and Fire Code: ceiling height, egress windows, fire separation and interconnected alarms are the usual failure points in older stock.
"Finished basement with a kitchen" and "legal registered second unit" are not the same thing, and only one of them is financeable as income and insurable as a rental. Ask for the registration, not the renovation photos.

City of Brampton By-law 164-2025 defines the Credit Valley Secondary Plan Area as roughly 1,176 hectares bounded by Mississauga Road and the Credit River to the west, Steeles Avenue and the CPR tracks to the south, Chinguacousy Road to the east, and Bovaird Drive and the CNR tracks to the north.
